What is an as-built survey? An as-built survey is a survey that shows all existing improvements made on the property and their spatial relationship to the boundary of the property. These improvements include buildings, roads and sidewalks, utilities, decks, patios, swimming pools, garages, encroachments, and any other man-made improvements that have been made on the property. Often times easements and building setbacks that encumber the property will be shown also. It is highly recommended to get an as-built survey done prior to purchasing any real property to make sure you fully understand what exists, are there any encroachments, and determine what the future potential for improvements may be.
