Construction As-Built Surveys & Record Drawings

Services: Construction As-Built Surveys & Record Drawings

What are Construction As-Built Surveys & Record Drawings?

Construction as-built surveys and record drawings capture the exact installed locations and elevations of infrastructure and surface features following the completion of construction. These surveys ensure that what was built in the field aligns with the design intent and complies with regulatory standards. The deliverables—often referred to as "as-builts", or sometimes more robust versions as "record drawings"—serve as a critical part of site closeout documentation.

Why Do You Need Construction As-Built Surveys?

As-built surveys are necessary, and sometimes required, for verifying the location, depth, and alignment of underground utilities, surface features, and buildings on site. They serve as legal documentation for municipalities, design professionals, and owners to confirm that work was completed as intended. From meeting permitting requirements to supporting future maintenance, as-builts are essential for accountability and compliance.

Key Components of Construction As-Built Surveys

From field data collection to comprehensive record drawings

  1. Field Data Collection:

Surveyors capture the physical location and elevation of installed infrastructure using GPS, total stations, levels, and field notes. This includes horizontal locations, pipe inverts, rim elevations, sketches, and other characteristic details of installed features.

  2. Drafting and Compliance Checks:

CAD team drafts as-built data overlaid onto the design plans, identifying any deviations from proposed layout. Professional Licensed Surveyor confirms that data meets all applicable regulatory requirements and communicates any discrepancies or redlines for review.

  3. Final Deliverables:

Comprehensively labeled as-builts and record drawings are delivered in both CAD and PDF formats.

  4. Range of As-Built Services:

Atlas Surveying performs a wide variety of as-built surveys including: Utility As-Builts (Storm, Sewer, Water), Foundation As-Builts, ADA As-Builts, Basin & Underground Detention (UGD) As-Builts.

What is an as-built survey?

An as-built survey is a detailed survey conducted after construction to certify that something was properly built as it was designed.

What types of as-builts do you perform?

We perform utility as-builts as part of construction close-out to confirm the correct installment of utilities. Foundation as-builts are conducted after a foundation is poured to certify its elevation and slope prior to vertical construction. To ensure our clients are within ADA compliance, we perform ADA Surveys (Americans with Disabilities Act of 1990) which track the slopes of pedestrian travel paths on site. Lastly, another common construction close-out as-built is basin/UGD as-builts, which are topographic surveys of water detention/retention systems. While those are our core offerings, we do expand that list to other as-builts within our scope.
